Property: Eviction notice periods change from 1 August 2021

Should the government stick to their timetable then eviction notice periods will reduce from 1 August 2021, marking the fourth change in notice periods required by landlords since the start of the pandemic in March 2020.

A current s.8 notice must satisfy one of the prescribed grounds for possession, the most common of which is rent arrears, in order to determine the notice period. For rent arrears, the required period of notice is currently either four months (for less than four months' arrears) or four weeks (four months' arrears or more) providing the notice was served on or after 1 June 2021. From 1 August the minimum notice period for tenants with arrears under four months will reduce to two months.
