Renting Guidance updated

The Ministry of Housing, Communities and Local Government has updated their Guidance for landlords and tenants as of 1 October 2021 - this “guidance is advisory and informs you about recent changes to the law” and is of interest to those advising landlords.

In particular, as of 1 October 2021, all notice periods have returned to the pre-pandemic position. From 26 March 2020, the Coronavirus Act 2020 gave extra protection to tenants. However, this now reverts to the previous position, which is that the “minimum period of notice which must be given under section 21 is two months and, where a section 8 notice is relied upon, the minimum notice period will depend on the ground(s) on which possession is sought”.
